Concrete Construction - The Most Resistant Wall Assembly Available
Insulated Concrete Form (ICF), combines a reinforced concrete and steel core with EPS foam insulation on both sides. Layered with drywall on the interior and 3-coat acrylic stucco on the exterior. The result is a wall assembly that meets the ASTM E119-20 5-hour fire test standard, resists 250 mph winds (FEMA P-320 / ICC 500-2020), and delivers R-22 to R-26 insulation with zero thermal bridging. This is not a wood-frame home with extra insulation. This is a fundamentally different structure.

Net Zero Energy - Owned Solar Included
Our current listing at 5093 Malibu Dr is rated Net Zero by PG&E — it produces more energy than it consumes, even with the pool running and the house climatized with the HVAC system set at 68 degrees. The 4.2 kW owned solar system conveys with the home and is monitored in real time via the Enphase app. Electrical bill from PG&E averages a monthly credit of about $240. The home is pre-wired for battery backup and additional panels for future additional credits or energy independence.

Insurable. Affordable. Built for California
California's insurance market has fundamentally changed. Major carriers are declining wood-frame homes in fire-risk zones. Our ICF homes are in a different category: this home received an actual fire insurance quote of $2,800/year ($4,000/yr total homeowners) through Farmers Insurance. Compared to $6,000–$12,000+ for comparable wood-frame homes, when coverage is available at all. ICF also qualifies for FHA, VA, and Fannie Mae green mortgage programs.
